Is this contract official?
These are guidance templates in usual legal wording under UAE law, suitable for simple agreements between individuals and small businesses. They are not legal advice; for large sums or special cases, consult a lawyer.
Why is there no lease?
Residential leases in Dubai and Abu Dhabi must use the unified form and be registered with Ejari or Tawtheeq, so an outside template doesn't replace them.
Is this enough to sell a car?
The agreement records the deal, the price and who is responsible for what; the ownership transfer itself happens at the vehicle licensing authority, and the agreement sets its date and who pays the fees.
